Designer's statement

Sustainability:

The brief required the highest sustainability credentials so Bennetts Associates and Mint Hotel worked closely with engineers AECOM, Deerns and Peutz to significantly reduce energy consumption throughout the design and post completion stages of the project.

All aspects of the design process were interrogated and the following passive sustainability measures were incorporated:

  • High thermal criteria to external facades
  • Low-e glazing
  • Green roofs
  • External motorised solar shading to fully glazed south and west facing bedrooms
  • Motorised external blinds and cantilevered solar shading to meeting rooms and the rooftop SkyLounge

Mint Hotel brand requirements also reduced energy use, including:

  • Opening windows, full height glazing and mass concrete walls to all bedrooms
  • Flow restrictors to taps, showers and dual flush toilets
  • Passive infrared sensors for staff lighting and all public area and staff sanitaryware

Low energy equipment was then incorporated including:

  • High efficiency condensing boilers
  • The hotel is part of a new island-wide combined heating system using closed loop boreholes
  • Low energy chillers
  • Full heat recovery on air systems
  • Variable speed drives to pumps and fans.

Throughout the construction process subcontracts were encouraged to reduce energy in transportation / embodied energy and waste. This allowed the selection of all materials to be limited to North Europe including:

  • Cladding from Belgium
  • Bedroom casegoods from Ireland and public area fixed furniture from The Netherlands
  • Bedroom and public area sofas and chairs from UK and The Netherlands
  • Carpets from UK and The Netherlands
  • Planting from The Netherlands
  • Public area lighting from Belgium and The Netherlands

Overall energy consumption is significantly better per bedroom than the Excellent standard for a hotel of this category whilst maintaining the high quality of design expected by Mint Hotel.
