Architect's statement

We were excited by the challenge from our clients; to design a 5 bedroom modern home to a tight budget of £200, 000 for their newly acquired site. Both were eager that the proposal should provide a bright, easy to clean, child-friendly and flexible home for themselves and their two young children. It was important the house could be used as a large open space for entertaining friends and family whilst still providing peaceful enclosure for retreat. Their brief discussed the importance of connectivity with outdoor spaces, seemingly in conflict with situating the main living spaces upstairs to take advantage of the great views.

Set in the Bauhaus-era, the Crowsport Estate was commissioned by Sir Thomas Lipton for the crew of his America’s Cup sailing campaign; consisting of 25 houses designed in 1935 by the prolific modernist Architect Robert Cromie.

Our proposal enforces Bauhaus ideals providing accommodation separated by function connected by a central circulation void and taking the best of minimalism without compromising on comfort. With open plan living space upstairs offering marina views over the River Hamble contrasting to cosy, enclosed bedrooms situated on the ground floor.

White rendered walls fitted with dark grey framed aluminium windows and doors, flat roofing and minimalist detailing all help to enforce a strong Bauhaus style. The natural basalt flooring throughout blends in well with the dark grey of the window frames, the other main material being glass which keeps the materials/ colour palette to a minimum in line with Bauhaus ideals.

Given the tight budget and timescale we decided to use a traditional method of construction. Keeping the overall construction costs to a minimum and using detailing familiar to most builders gave the time and budget to create architectural features that would become centrepieces of the design. This allowed a build cost of £827sqm with construction taking just 7 months.

Budgetary constraints meant we had to choose carefully where money was spent on technology. A condensing energy efficient boiler and zoned under-floor heating system was thought necessary for a comfortable, well performing home. Avoiding expense on solar panels and similar eco technology, energy efficiency has been designed into the building.

The large roof lights and glazed openings utilise solar gain capturing as much sun as possible whilst a thick natural stone black basalt floor allows heat to be stored during the day and released through the night keeping the use of under-floor heating minimal. To aid cooling during summer months large open able bi-fold doors are found throughout the property with all windows angled to scoop the prevailing south-westerly wind when open.

Insulation has also been used to maximum effect without too much expense. We have bulked up the amount of roof insulation; our scheme gives a u-value of 0.16 far exceeding the required 0.25. Our lighting solution continues this trend; half the lighting in the house is energy efficient making use of fast developing LED lighting technology where possible.
